Not the biggest mess, not the most obvious problem. Just a quiet build-up on taps, showerheads, and screens that crept up so gradually it stopped being visible.

Edinburgh’s water is moderately hard. Not the worst in the UK but hard enough that without regular attention, limescale establishes itself on every water-facing surface in the flat.

The letting agent who walks through for your checkout inspection has seen it a thousand times. They know exactly where to look. And if it is there, it goes on the report.

The good news is that limescale is almost always removable before the inspection if you know what to use and where to start.

Where limescale builds up in Edinburgh flats

Before reaching for any product, it helps to know exactly which surfaces need attention. In my experience these are the areas that get flagged most consistently at inspections across Edinburgh:

Bathroom taps and basin

The white crust that builds around the base of taps and inside the spout is almost always limescale. In Edinburgh flats that have not been treated regularly it can build into a substantial deposit that looks far worse than it is.

Showerhead

Water passes through dozens of small holes in a showerhead and limescale blocks them gradually. A showerhead that was fine at move-in but now sprays unevenly or has visible white deposits will be noted at inspection.

Shower screen or bath

Glass shower screens develop a cloudy film from calcium deposits in the water. It looks like dirt but does not respond to standard glass cleaner. It needs an acid-based product to break it down.

Kitchen taps and sink

The same build-up happens in the kitchen, particularly around the base of the tap and in the plughole surround.

Kettle

Letting agents open kettles. A heavily scaled kettle interior is not always a deposit deduction by itself, but it contributes to the overall impression of how well the property has been maintained.

What actually removes limescale

Limescale is calcium carbonate. It is alkaline, which means it breaks down when it comes into contact with acid.

White wine vinegar

White wine vinegar is the most accessible option and works well on moderate limescale on taps, tiles, and around fittings. Soak a cloth in undiluted vinegar, wrap it around the affected surface, and leave it for at least an hour.

Citric acid

Citric acid is more effective than vinegar on heavier build-up and has less of an odour. For kettles, fill to the minimum line with a citric acid solution, bring to the boil, leave for twenty minutes, and rinse thoroughly.

Dedicated limescale removers

Products like HG Super Powerful Remover or Viakal are stronger than home remedies and work faster on long-standing build-up. Apply, leave for the time stated on the product, and scrub with a non-scratch pad.

Shower screens

Use undiluted white wine vinegar or a dedicated glass limescale remover, leave it for fifteen minutes, then polish with a microfibre cloth. Avoid abrasive pads on glass because they can scratch the surface.

The surfaces that need a different approach

Not every surface in a flat responds well to acid-based products.

Chrome taps can be treated carefully with diluted vinegar, but prolonged exposure to strong acid can damage the finish. Always rinse thoroughly after treatment and dry immediately.

Natural stone tiles and surfaces found in some older Edinburgh properties should never be treated with vinegar or citric acid. The acid can damage stone permanently.

If you are unsure about a surface, test a small hidden area before treating the full thing.

When limescale is beyond a DIY fix
